As of 2021, Quality Properties of Baton Rouge, LLC owns 310 rental units, employs 15 full time people, and is expanding into maintenance and lawn care services for other investors.
Quality Properties (QProps) is the sole property management umbrella for all real estate owned and managed by several family entities. Elizabeth Rabel started investing in and managing property in 1997 with the first purchase of a small property located on Jefferson Park Drive.
- By 2004, she along with her husband and other members of the family had acquired several other properties, including the Elm Park community in Baker, a 28-unit complex. As responsibilities grew, Elizabeth enlisted the help of her twin brother Larry Acosta, and began making improvements to the 28 cozy brick houses. In three years the Elm Park properties were upgraded with quality amenities and were rented to quality residents who enjoyed living in the upgraded area.
Next the Rabel family acquired a 4-plex on Leake Avenue in the Gardere area. Elizabeth supervised repairs and renovations and got quickly got the unit rented. Meanwhile, two more units became available on that same street. Using her experience and resources, these too were upgraded and rented. The same process continued to happen until Quality Properties had purchased all the units on Leake Avenue.
With Elm Park and Leake Avenue renovations and improvements completed, the core team was confident in moving forward to clean up “at risk” properties and make them great places to live for quality minded, middle-class families interested in renting homes that offered above average amenities, at a fair price.
In September 2014 Quality Properties of Baton Rouge purchased Manor House, it’s first apartment complex located at 9228 Florida Boulevard, Baton Rouge, Louisiana 70815. This is a 44-unit complex with one and two bedroom units. There is a laundromat located on the property because there are not washer and dryer hook ups in the unit. Renovations and updates to the property are in-progress.
